Buying your first home in Dundee
First time buyers, let us guide you
Taking your first step onto the property ladder can feel like a lot to take in. Plenty of advice is available online, but much of it is out of date or doesn't fit your situation. Prestige Mortgage Solutions will support you at every stage, from your first enquiry to the day you get your keys.
Our lender panel includes providers who will consider small deposits, gifts from family, borrowed deposits and deposits made available through a government scheme. We also have solutions for people with a patchy credit history who may be turned down by the major high-street banks.
First-time buyers are our speciality. We can speak on your behalf to your lender, solicitor and estate agent, walk you through each stage clearly, and make sure you have the guidance you need to land the best possible deal on the property you want.
If you'd like to find the right mortgage for your situation, get in touch and book a free consultation.
Buying in Scotland
How does buying in Dundee differ from the rest of the UK?
Scotland runs its own property tax, its own offer system and its own Home Report. These are the key points first time buyers in Dundee should know about.
LBTT replaces Stamp Duty
North of the border the tax is called Land and Buildings Transaction Tax. With First Time Buyer relief, the nil-rate band rises to £175,000, so a good number of first homes in Dundee come in below the point where any tax is due. We'll check the numbers against your own budget.
The Home Report
Every seller in Scotland has to provide a Home Report, which includes a surveyor's valuation. Lenders go through it in detail, and the gap between the valuation and the asking price can change how much they'll lend. We'll explain what it all means before you put in an offer.
Offers over, and closing dates
When a property attracts a lot of interest, the seller's agent may set a closing date for offers. Having an agreement in principle already in place shows that your offer is credible, which matters when you may only get one opportunity to make it.

FAQs
Common first time buyer questions
How big a deposit do I need to buy my first home in Dundee?
Lenders generally want at least 5% of the price, which comes to about £6,000 on a £120,000 flat. A bigger deposit tends to unlock lower rates. Our lender panel includes providers who accept small deposits, gifted deposits from relatives, borrowed deposits and deposits from government schemes.
How much will I be able to borrow as a first-time buyer in Dundee?
That depends on your income, type of employment, credit record, existing financial commitments, deposit and the value of the property. We can carry out an affordability assessment so you know where you stand before you begin viewing.
Will I pay LBTT as a first time buyer in Scotland?
With First Time Buyer relief, the LBTT nil-rate band goes up to £175,000, so many first purchases in Dundee have no tax to pay. For a more expensive home, you pay tax only on the part above that threshold. We'll confirm the current figures for your budget.
Is a mortgage possible if I have bad credit?
Often, yes. We regularly help people with missed payments, defaults, CCJs, debt management plans and low credit scores. A poor credit record doesn't automatically mean a refusal, because we work with lenders who focus on adverse credit.
Is it worth getting an agreement in principle before I make an offer?
Yes, we'd always recommend it. If a Dundee property goes to a closing date, an agreement in principle tells the selling agent your offer is backed by funding and can be taken seriously.
Do you charge for your advice?
Your first consultation and quote cost nothing and carry no obligation. If you go on to apply for a mortgage, we usually charge a fee for arranging it, which depends on your circumstances. A typical fee is £499, payable only once the lender issues your mortgage offer. We always explain any fee clearly before you go ahead.
