Buying your first home in Glasgow
First Time Buyers, you're in safe hands
Buying your first home can seem like a daunting process and although there is a huge amount of information available online to help, much of it is out of date and not always relevant to your circumstances. Prestige mortgage solutions is here to advise you throughout the whole process from start to finish.
We work with many lenders who will accept applicants with low deposits, gifted deposits from family, borrowed deposits or deposits being obtained via a government scheme. We also have many options available for applicants with previous credit issues who may struggle to obtain a mortgage via the high-street lenders and banks.
We are experts at helping first-time buyers get into the housing market. We can speak to your mortgage lender, solicitor, and estate agent. We'll break the steps down so you're aware of the process, help you get the property you want, and provide all the information and advice you need to get the best deal possible.
To find the right mortgage for you, get in touch today to arrange a free consultation meeting.
Buying in Scotland
What's different about a Glasgow purchase?
Scotland has its own tax, its own offer process and its own home report. Here's what first time buyers in Glasgow need to plan for.
LBTT, not Stamp Duty
Scotland charges Land and Buildings Transaction Tax. First Time Buyer relief lifts the nil-rate threshold to £175,000, so most first purchases in Glasgow fall under it. We'll confirm the figures for your budget.
The Home Report
Scottish sellers provide a Home Report with a surveyor's valuation. Lenders read it closely, and where the valuation sits against the asking price changes what you can borrow. We'll talk you through it before you offer.
Offers over, and closing dates
Popular streets in the Southside and West End often go to a closing date. A mortgage agreement in principle in hand means your offer is taken seriously when you only get one shot at it.

FAQs
First time buyer questions, answered
How much deposit do I need to buy my first home in Glasgow?
Most lenders look for at least 5% of the purchase price, so around £7,500 on a £150,000 flat. A larger deposit usually opens up better rates. We work with lenders who accept low deposits, deposits gifted by family, borrowed deposits, and deposits obtained through a government scheme.
How much can I borrow as a first-time buyer?
It depends on your income, employment status, credit history, existing commitments, deposit and the property value. We can carry out a mortgage affordability assessment and help you understand your borrowing potential before you start viewing.
Do first time buyers pay LBTT in Scotland?
First Time Buyer relief raises the LBTT nil-rate threshold to £175,000, so many first purchases in Glasgow attract no tax. Above that, tax is due on the portion over the threshold. We'll confirm the current figures for your budget.
Can I get a mortgage with bad credit?
Potentially, yes. We help clients with missed payments, defaults, CCJs, debt management plans and low credit scores. Bad credit does not automatically mean you cannot get a mortgage — we work with lenders who specialise in adverse credit.
Should I get an agreement in principle before I offer?
In Glasgow it's strongly advisable. Properties in areas like the Southside and West End often go to a closing date, and an agreement in principle shows the selling agent your offer is fundable.
Is there a fee for your advice?
Our initial mortgage consultations and quotes are free with no obligation. If you apply for a mortgage we usually charge a fee for arranging it, depending on your circumstances — a typical fee is £499, payable only when you receive the mortgage offer from the lender. Any fee is always explained clearly before you proceed.
