Buying your first home in Paisley

First Time Buyers, you're in safe hands

Buying your first home in Paisley can feel overwhelming. There is no shortage of advice online, but plenty of it is out of date, written for the English market, or simply doesn't fit your situation. Prestige Mortgage Solutions is here to guide you from your very first question through to the day you pick up the keys.

We work with a wide panel of lenders who will consider low deposits, deposits gifted by family, borrowed deposits, and deposits raised through a government scheme. We also have plenty of options for buyers with previous credit issues who may find the high street closes the door on them.

Paisley remains one of the most accessible places in the west of Scotland to get on the ladder — traditional tenement flats around the town centre and Castlehead, family semis in Ralston and Hawkhead, and new-build developments out towards Linwood and Elderslie. Whichever suits you, we'll speak to your lender, solicitor and estate agent on your behalf, explain each stage in plain English, and work to secure the best deal your circumstances allow.

To find the right mortgage for you, get in touch today to arrange a free consultation.

Buying in Scotland

What's different about a Paisley purchase?

Scotland has its own property tax, its own offer process and its own survey system. Here's what first time buyers in Paisley need to plan for.

LBTT, not Stamp Duty

In Scotland, the property tax is called Land and Buildings Transaction Tax (LBTT) rather than Stamp Duty. First-time buyers can benefit from a higher tax-free threshold of £175,000. As many properties in Paisley fall below this amount, a large number of first-time buyers may pay no LBTT at all. We’ll help you understand the figures based on your budget.

The Home Report

Before selling a property in Scotland, the seller must provide a Home Report, which includes a surveyor’s valuation. Mortgage lenders consider this valuation carefully, and it can affect how much you’re able to borrow—so it’s important to review the report before making an offer, particularly for older tenement properties or homes that have been converted.

Offers over, and closing dates

Popular properties in Paisley town centre and family-friendly areas such as Ralston, Hawkhead and Bishopton can attract multiple interested buyers and may go to a closing date. Having your mortgage agreement in principle ready can strengthen your position and show sellers that you’re a serious buyer when you only have one opportunity to make your best offer.

FAQs

First time buyer questions, answered

How much deposit do I need to buy my first home in Paisley?

Most lenders look for at least 5% of the purchase price. With plenty of Paisley flats trading around the £100,000 mark, that can mean a deposit of roughly £5,000, while a typical £150,000 semi would need around £7,500. A larger deposit usually unlocks better rates. We work with lenders who accept low deposits, deposits gifted by family, borrowed deposits, and deposits obtained through a government scheme.

Is there a fee for your advice?

Our initial mortgage consultations and quotes are free with no obligation. If you apply for a mortgage we usually charge a fee for arranging it, depending on your circumstances — a typical fee is £499, payable only when you receive the mortgage offer from the lender. Any fee is always explained clearly before you proceed.

Do first time buyers pay LBTT in Scotland?

First Time Buyer relief raises the LBTT nil-rate threshold to £175,000, so the large majority of first purchases in Paisley attract no tax at all. Above that threshold, tax is due on the portion over £175,000. We'll confirm the current figures for your budget.

Can I get a mortgage with bad credit?

Potentially, yes. We help clients with missed payments, defaults, CCJs, debt management plans and low credit scores. Bad credit does not automatically mean you cannot get a mortgage — we work with lenders who specialise in adverse credit.

Should I get an agreement in principle before I offer?

In Paisley it's strongly advisable. Sought-after streets in Ralston, Hawkhead and around the town centre regularly go to a closing date, and an agreement in principle shows the selling agent your offer is fundable.

Are older Paisley tenements harder to mortgage?

Not necessarily, but some lenders are more comfortable than others with pre-1919 tenements, upper-floor flats, or properties where the Home Report flags roof or common repairs. This is exactly where whole-of-market access pays off — we'll place your case with a lender that suits the building as well as your finances.
