Remortgage Barnet

'Your home may be repossessed if you do not keep up repayments on your mortgage'

Remortgaging in Barnet

Choose a remortgage that works in your favour

Moving to a new mortgage only pays off if you know exactly what you're getting. The market is packed with choice, so switching is easy, but that also leaves more room for error, and a badly judged remortgage can cost you money for years to come.

Remortgaging is what we do every day, and we've helped hundreds of homeowners move onto better terms. From 1930s semis in Whetstone and Totteridge to flats in Cockfosters and family houses in East and New Barnet, we know how North London property is valued and which lenders are comfortable lending on it.

We'll explain your options in plain language, point out any risks and help you decide whether remortgaging is the right move.

Why homeowners remortgage

5 reasons Barnet homeowners get in touch

01

Lower Interest Rate

You may want to find out whether other lenders can offer more competitive rates than the one you're on.

02

Raise Capital

If your home has built up equity, you could use it for improvements, buying another property, clearing debts or a personal need. Remortgaging to a new lender may let you borrow additional funds.

03

Change Mortgage Product

Your current lender may be able to offer you a better product, which would let you stay with them.

04

Consolidate Debts

The equity in your home could potentially help you deal with other borrowing. A remortgage may release cash to consolidate your debts and take away some of the pressure.

05

Change Your Mortgage Term

You could shorten your term to clear the mortgage sooner and retire earlier than planned, or lengthen it to cut your monthly payments.

Remortgaging in England

What should Barnet homeowners know about remortgaging?

Valuations, the type of property you own and the legal process all affect what a lender will offer. Here's what we check before we recommend a switch.

Your valuation drives the deal

Property values in Barnet haven't moved at the same pace in every street or postcode. A higher valuation can place you in a lower loan-to-value band, which often gives you access to a better rate. We check where you stand before you apply.

Tenements and factored flats

Many Barnet homes are flats, and most flats are leasehold. Lenders look closely at how many years remain on your lease, the ground rent and service charges, and, for larger blocks, the building's safety checks.

Scottish legal work

A remortgage in England needs a solicitor to register the new lender's legal charge on your property. Many lenders pay for this on their remortgage products. We confirm exactly what's included, so there are no surprises on fees.

FAQs

Remortgage questions, answered

What is remortgaging and how does it work?

Remortgaging means switching your existing mortgage to a new deal, either with a different lender or on a better product from your current one. People usually do it to get a lower interest rate, release equity, consolidate debts or change their mortgage term. We compare deals across the whole market and handle the entire switch for you.

When is the best time to remortgage my home?

Generally 3 to 6 months before your fixed or discounted deal ends. That gives you time to secure a new rate and avoid moving onto your lender's standard variable rate (SVR), which is often more expensive. We'll look at your end date and any early repayment charges, then time the switch to save you the most.

Can I remortgage to release equity from my Barnet property?

Yes. If your home has gone up in value or you've paid off a good part of your mortgage, you may be able to remortgage and borrow extra funds, often up to 90% of the property's value, depending on your circumstances. Homeowners commonly use this for home improvements, buying another property or consolidating debts, while keeping payments manageable.

Can I remortgage a leasehold flat in Barnet?

In most cases, yes. Lenders look at the length of your remaining lease, the ground rent, service charges and the condition of the building, so choosing the right lender matters more than the headline rate. We match your case with a lender that is comfortable with your property and lease.

Can I remortgage to consolidate my debts?

Potentially, yes. Using the equity in your home to clear other debts can reduce your monthly outgoings and simplify your finances. It's worth thinking carefully before securing other debts against your home, though. While your monthly cost may fall, you could pay more interest over the full mortgage term. We'll help you decide whether it's the right move.

Will I have to pay any fees when I remortgage?

Possibly. Your current lender may charge an early repayment charge if you leave your deal early, and the new mortgage may come with arrangement and valuation fees. Our first consultation is free with no obligation, and if you go ahead we typically charge a £499 arrangement fee, payable only once you receive your mortgage offer.
