Remortgage Dundee

'Your home may be repossessed if you do not keep up repayments on your mortgage'

Remortgaging in Dundee

Make sure your remortgage works in your favour

Moving from one mortgage to another only makes sense if you're clear on what you'll gain. The market offers a huge range of deals, which means plenty of scope to switch, but it also means more room for costly mistakes, and a badly judged remortgage can eat into your finances for years.

Remortgaging is our everyday work, and we've helped hundreds of homeowners move onto more suitable terms. From tenement flats in the West End and Hilltown to villas in Broughty Ferry and family homes in Downfield, we know how Dundee property is valued and which lenders are happy to lend against it.

We'll explain your options in straightforward language, point out any risks and help you judge whether remortgaging is the right call.

Why homeowners remortgage

5 reasons Dundee homeowners come to us

01

Lower Interest Rate

Other lenders may be offering more competitive rates than the deal you have now, and it's worth finding out.

02

Raise Capital

Where your property has built up equity, you could use it to carry out improvements, buy another property, clear debts or meet a personal need.

03

Change Mortgage Product

Your existing lender might offer you a better product, which would let you stay with them.

04

Consolidate Debts

The equity in your home may be used to tackle other borrowing. A remortgage could release cash to consolidate what you owe and take some of the strain away.

05

Change Your Mortgage Term

You could shorten the term to be mortgage-free sooner and retire earlier than planned, or extend it to reduce what you pay each month.

Remortgaging in Scotland

What should Dundee homeowners know before they remortgage?

Scottish legal procedures, local valuations and the mix of property types in Dundee can all affect what a lender is prepared to offer. This is what we review before recommending a switch.

Your valuation drives the deal

Values in Dundee don't move in step across the city, with some postcodes seeing bigger changes than others. A higher valuation can place you in a lower loan-to-value band, and that often gives you access to a better rate. We look at where you sit before you apply.

Tenements and factored flats

Dundee has many tenement flats and other shared buildings, which raise questions about roofs, factoring arrangements and the overall state of the building. Lenders don't all see these the same way, so we put your application to one that's comfortable with your property.

Scottish legal work

A remortgage in Scotland needs a Scottish solicitor and a new standard security. Many lenders cover this cost on their remortgage products. We confirm exactly what's included so your fees hold no surprises.

FAQs

Remortgage questions, answered

What is remortgaging and how does the process work?

Remortgaging means transferring your current mortgage to a new deal, either with another lender or on a better product from your existing one. People generally do it to secure a lower rate, release equity, consolidate debts or change their term. We compare deals across the whole market and manage the entire switch for you.

When is the best time to remortgage?

Typically 3 to 6 months before your fixed or discounted deal comes to an end. That gives you time to lock in a new rate and avoid moving onto your lender's standard variable rate (SVR), which is often more costly. We'll check your end date and any early repayment charges so we can time the switch to save you the most.

Can I remortgage to release equity from my Dundee property?

Yes. If your home has risen in value or you've paid down a good part of your mortgage, you may be able to remortgage and borrow extra funds, often up to 90% of the property's value, subject to circumstances. Homeowners commonly use this for home improvements, buying another property or consolidating debts, while keeping payments manageable.

Can I remortgage a tenement flat in Dundee?

In most cases, yes. Lenders have different views on traditional tenement construction, shared roofs, factoring arrangements and the condition of the building, so the choice of lender matters more than the headline rate. We match your case with a lender that's comfortable with your property and tenure.

Can I remortgage to consolidate my debts?

Potentially, yes. Using the equity in your home to clear other debts may lower your monthly outgoings and make your finances simpler. It's important to think carefully before securing other debts against your home, though, because while your monthly cost may fall, you could pay more interest over the full mortgage term. We'll help you weigh it up.

Will there be any fees when I remortgage?

Possibly. Your existing lender may charge an early repayment charge if you leave your deal early, and the new mortgage may carry arrangement and valuation fees. Our first consultation is free with no obligation, and if you go ahead we typically charge a £499 arrangement fee, payable only once you receive your mortgage offer.
