Remortgaging in Livingston
Get a remortgage that really works for you
Moving to a new mortgage is only worth it if you understand what you're getting. There are so many deals available that switching has never been easier, but that also means more ways to get it wrong, and a poor remortgage choice can cost you money for years.
Remortgaging is what we do, and we've helped hundreds of homeowners move onto more suitable terms. From family homes in Murieston and Deans to properties in Ladywell, Dedridge and Craigshill, we know how Livingston property is valued and which lenders are comfortable lending on it.
We'll explain your choices clearly, highlight any risks and help you decide whether remortgaging is the right step.
Why homeowners remortgage
5 reasons Livingston homeowners get in touch
01
Lower Interest Rate
You may want to find out whether other lenders can offer more competitive rates than your current one.
02
Raise Capital
If your home has built up equity, you could use it for improvements, buying another property, clearing debts or a personal need. Remortgaging to a new lender may let you borrow additional funds.
03
Change Mortgage Product
Your current lender may be able to offer you a better product, which would allow you to stay with them.
04
Consolidate Debts
The equity in your home could potentially help you deal with other borrowing. A remortgage may release cash to consolidate your debts and take away some of the pressure.
05
Change Your Mortgage Term
You could shorten your term to clear the mortgage sooner and retire earlier than planned, or lengthen it to cut your monthly payments.

Remortgaging in Scotland
What should Livingston homeowners know about remortgaging?
Scottish legal procedures, local valuations and the type of property you own can all affect what a lender will offer. Here's what we check before we recommend a switch.
Your valuation drives the deal
Property values don't change at the same rate in every part of West Lothian. A higher valuation can move you into a lower loan-to-value band, which frequently gives you access to a better rate. We check where you stand before you apply.
Tenements and factored flats
Much of Livingston was built from the 1960s onwards, and the area includes modern new-build developments and former local authority homes.
Scottish legal work
Remortgaging in Scotland needs a Scottish solicitor and a new standard security. Many lenders cover this cost on their remortgage products. We confirm exactly what's included, so there are no surprises on fees.

FAQs
Your remortgage questions, answered
What is remortgaging and how does it work?
Remortgaging means switching your existing mortgage to a new deal, either with a different lender or on a better product from your current one. People usually do it to get a lower interest rate, release equity, consolidate debts or change their mortgage term. We compare deals across the whole market and handle the entire switch for you.
When is the best time to remortgage my home?
Generally 3 to 6 months before your fixed or discounted deal ends. That gives you time to secure a new rate and avoid moving onto your lender's standard variable rate (SVR), which is often more expensive. We'll look at your end date and any early repayment charges, then time the switch to save you the most.
Can I remortgage to release equity from my Livingston property?
Yes. If your home has gone up in value or you've paid off a good part of your mortgage, you may be able to remortgage and borrow extra funds, often up to 90% of the property's value, depending on your circumstances. Homeowners commonly use this for home improvements, buying another property or consolidating debts, while keeping payments manageable.
Can I remortgage a new-build or former council home in Livingston?
In most cases, yes. Lenders take different views on construction type, age and tenure, so choosing the right lender matters more than the headline rate. We match your case with a lender that is comfortable with your property.
Can I remortgage to consolidate my debts?
Potentially, yes. Using the equity in your home to clear other debts can reduce your monthly outgoings and simplify your finances. It's worth thinking carefully before securing other debts against your home, though. While your monthly cost may fall, you could pay more interest over the full mortgage term. We'll help you decide whether it's the right move.
Will I have to pay any fees when I remortgage?
Possibly. Your current lender may charge an early repayment charge if you leave your deal early, and the new mortgage may come with arrangement and valuation fees. Our first consultation is free with no obligation, and if you go ahead we typically charge a £499 arrangement fee, payable only once you receive your mortgage offer.
