Self employed mortgage advice in Hamilton

Your income isn't standard. Your advice shouldn't be either.

Working for yourself brings a lot of freedom, but it can turn a mortgage application into something far less predictable. No two lenders interpret company accounts, tax calculations or contractor earnings in quite the same way.

At Prestige Mortgage Solutions, the detail is where we begin. We look closely at how your income is put together, how long you have been trading and what your plans look like from here — and then we talk you through the mortgage options that genuinely suit your position.

How lenders read your income

Four ways of working, four different calculations

The structure you trade under determines the number a lender begins with. Below is what most lenders tend to look for, and the points where the finer detail really counts.

Sole trader

The usual starting point is the net profit shown on your SA302 tax calculations — normally an average of the past two years, or the most recent year if that figure is the lower one. A handful of lenders will work from a single year where your trading record is strong enough.

Limited company director

Salary plus dividends is the standard route, though a smaller pool of lenders will use salary plus your share of retained profit instead. If you tend to leave money inside the business, that single difference can move your borrowing figure considerably.

Day rate contractor

A number of lenders judge contractors on the contract in front of them rather than on company accounts, annualising your day rate across a set number of weeks. Contract length, your renewal record and any gaps between contracts will all be taken into account.

CIS, umbrella and partnerships

Construction workers paid through CIS, contractors sitting inside IR35 via an umbrella company and partners taking a share of profit are all handled in their own way. Going to the right lender first time round saves you from a credit search you didn't need.

Before we speak

What to have ready

None of this is compulsory for a first conversation. Having it nearby simply means we can give you a firmer answer far sooner.

☑ Two years of SA302 tax calculations and tax year overviews

☑ Finalised accounts, or a projection from your accountant

☑ Your current contract and a note of any renewals, if you contract

☑ Three months of business and personal bank statements

☑ Deposit details, including any gifted funds

Buying in Scotland

What’s different about a Hamilton mortgage?

Scotland runs its own tax, its own offer process and its own survey system. If you are self employed, there is a little more to line up before your offer goes in.

LBTT, not Stamp Duty

Property purchases in Scotland attract Land and Buildings Transaction Tax, and the thresholds don't match those used elsewhere in the UK. We check the current rates against your budget so you know exactly what cash you need from day one.

The Home Report

Every Scottish seller has to supply a Home Report containing a surveyor's valuation. Lenders study it carefully, and the gap between that valuation and the asking price can directly affect the amount you're able to borrow.

Closing dates move fast

Sought-after streets around Silvertonhill, Bothwell and Uddingston frequently end up at a closing date. Evidencing self employed income takes longer than a payslip does, which is exactly why having an agreement in principle ready beforehand counts for so much.

    FAQs

    Self employed mortgage questions, answered

Not sure where you stand? A short conversation will usually swap a general answer for one built around your own figures.

Can I get a bad credit mortgage in Hamilton?

Yes — a mortgage in Hamilton can still be achievable even where your credit history isn't perfect. What's available to you will come down to your personal circumstances, your income, the deposit you hold and the nature of the credit issues you've had.

Can contractors get a mortgage in Hamilton?

Yes, plenty of contractors are able to qualify. Certain lenders take a different approach to assessing your income, potentially working from your contract rate or your history of contracts, depending on your situation.

How many years of accounts do I need for a self-employed mortgage?

That varies from lender to lender. A large number would rather see two years or more of accounts or tax returns, though some will look at applicants with a shorter trading record.

What documents do I need to apply for a self-employed mortgage?

Typically you'll be asked for things like SA302 forms, tax year overviews, business accounts, bank statements and proof of identity. Precise requirements differ from one lender to the next.

Can I get a mortgage with irregular or fluctuating income?

Yes, it may well still be possible. Lenders will look at the track record of your income and consider how steady and sustainable those earnings appear over time.

How can a mortgage broker help self-employed people and contractors?

A broker can pinpoint the lenders who genuinely understand self-employed and contractor income, weigh up the mortgage options that suit you and steer you through the application from start to finish.

Let’s work out what your income will actually borrow

Talk us through how you trade and we'll set out the options that could be open to you. There's no pressure and no obligation — just clear, practical advice from a Hamilton based broker.
