Self employed mortgage advice in Paisley

Your income is different. Your mortgage advice should be too.

Working for yourself brings a lot of freedom, but it can also turn a mortgage application into something that feels far from simple. No two lenders interpret company accounts, tax calculations or contractor earnings in quite the same way.

At Prestige Mortgage Solutions, the detail is where we begin. We look at the way your income is put together, how long you have been trading and what your plans are from here — and then talk you through the mortgage options that could work for you.

How lenders read your income

Four ways of working, four different calculations

The structure you trade under determines the figure a lender begins with. Below is what most lenders will be looking for, and the places where the finer detail really counts.

Sole trader

The starting point for most lenders is the net profit shown on your SA302 tax calculations — normally an average of the last two years, or the most recent year if that figure is the lower one. A handful will look at a single year's figures where your trading history stacks up well.

Limited company director

Salary plus dividends is the usual route, though a smaller number of lenders are willing to use salary plus your share of retained profit. If you are a director who tends to leave money inside the business, that distinction can transform what you are able to borrow.

Day rate contractor

A number of lenders will assess contractors on their current contract instead of company accounts, annualising your day rate across a set number of weeks. Contract length, your track record of renewals and any gaps between contracts will all come under review.

CIS, umbrella and partnerships

Construction workers paid through CIS, contractors caught inside IR35 via an umbrella company and partners taking a share of profit are each handled in their own way. Going to the right lender first time round saves you an unnecessary credit search.

Before we speak

What to have ready

None of this is a must-have for an initial conversation. Having it within reach just means we can give you a more definite answer that bit quicker.

☑ Two years of SA302 tax calculations and tax year overviews

☑ Finalised accounts, or a projection from your accountant

☑ Your current contract and a note of any renewals, if you contract

☑ Three months of business and personal bank statements

☑ Deposit details, including any gifted funds

Buying in Scotland

What’s different about a Paisley mortgage?

Scotland runs its own tax system, its own offer process and its own survey. If you are self employed, there is a little more to get lined up before your offer goes in.

LBTT, not Stamp Duty

Property purchases in Scotland attract Land and Buildings Transaction Tax, and the thresholds differ from those used elsewhere in the UK. We check the current rates against your budget so you know exactly what cash you need from day one.

The Home Report

Every Scottish seller has to supply a Home Report containing a surveyor's valuation. Lenders study these carefully, and how the valuation compares to the asking price will affect the amount you are able to borrow.

Closing dates move fast

Sought-after streets around Ralston, Hawkhead and Castlehead frequently go to a closing date. Evidencing self employed income takes longer, which is exactly why having an agreement in principle ready beforehand counts for so much here.

    FAQs

    Self employed mortgage questions, answered

Still unsure where you stand? A short conversation usually replaces a general answer with one that fits your figures.

Can I get a bad credit mortgage in Paisley?

Yes — a mortgage in Paisley may well still be achievable even with a poor credit history behind you. What is available to you will come down to your own circumstances, your income, your deposit and the nature of the credit issues you have had.

Can contractors get a mortgage in Paisley?

Yes, plenty of contractors are able to qualify. Certain lenders take a different approach to assessing your income, potentially working from your contract rate or your contract history, depending on your situation.

How many years of accounts do I need for a self-employed mortgage?

That varies from lender to lender. A lot of them would rather see two years or more of accounts or tax returns, but there are some that will look at applicants with a shorter trading history.

What documents do I need to apply for a self-employed mortgage?

Typically you will be asked for things such as SA302 forms, tax year overviews, business accounts, bank statements and proof of identity. Precise requirements do differ from one lender to the next.

Can I get a mortgage with irregular or fluctuating income?

Yes, it may still be possible. Lenders will look at the history of your income and consider how steady and sustainable your earnings appear over the longer term.

How can a mortgage broker help self-employed people and contractors?

A broker can pinpoint the lenders who genuinely understand self-employed and contractor income, weigh up the mortgage options that suit you, and steer you through the application from start to finish.

Let’s work out what your income will actually borrow

Talk us through how you trade and we will set out the options that could be available to you. No pressure, no obligation — simply clear advice from a broker who knows Paisley.
